Commision

This refers to the fee you agree to pay for the services provided from your real estate consultant and our company as a result of effecting a sale of your property. It is normal practice with our company that if no sale is made as a result of our efforts, then no commission shall be payable for our service.

Commission Charges

  • Weeks 1–2 = 2.95% + admin fee + GST
  • Weeks 3–4 = 3.5% + admin fee + GST
  • Week 5 & beyond
    - Urban 4% to $300,000, 2% thereafter + $500 admin fee + GST
    - Rural 3.9% to $300,000, 2.25% thereafter + $500 admin fee + GST

To qualify for the weeks 1-4 package, the vendor agrees to invest $660 including GST for a marketing package (special conditions apply).

Marketing

These additional marketing options can help to raise the profile of your property giving it greater exposure to a wider buyer range and obtaining a premium price. The amount of investment you spend in raising your property profile will vary. Your marketing consultant will assist you with this.

LIM Reports

It has always been our company’s belief that a current LIM report obtained on behalf of the vendor before selling their property is a wise investment.

This report will highlight if there are any areas of concern with the property or any buildings that are on Council files. These then can be sorted through before a Sale & Purchase Agreement is entered into with a prospective purchaser. The cost of a LIM report varies between Councils.

Certificate Inspection Report NZS 4306

This report covers pre-purchase property inspections. Whilst some sellers are concerned that the inspection report process will identify problems with their home, in most cases it provides a high quality report to prospective purchasers, which demonstrates that the property is up-to-scratch. Research has shown that up to 70% of residential Sale & Purchase Agreements have clauses inserted by prospective buyers seeking as a special condition that the purchase will be subject to a satisfactory Builders Report.

By using the NZS 4306 Property Inspection Report both sellers and buyers can be assured of the quality, reliability and consistency of their inspector, which in turn alleviates the problem of having property inspection reports carried out by unqualified builders or inspectors.

The cost of the NZS 4306 Inspection Report varies from inspector to inspector.
